BLUEWATER BAY

The current history of Bluewater Bay began in 1978, when the first single family homesites were developed by Bluewater Bay Development Company, Ltd, which is still active in the project.

The enormous success of Bluewater Bay reflects the quality and the unique concept of this carefully planned 2,000-acre community. Unlike many other developments of this size, Bluewater Bay was designed primarily for year-round living, offering affordable prices for everyone; houses range from $80,000 to well over $500,000, homesites from $20,000 to $225,000. The Bluewater Bay lifestyle symbolizes the natural beauty, serenity and excellence which residents enjoy as much as the many American guests and frequent International visitors.

The project began more than 15 years ago and as of spring this year included:

*Nearly 60 miles of completed streets, a marina with 120 slips, five swimming pools, several playgrounds, private beaches, fitness center, mini golf, soccer and a baseball field.

*Over 2,200 completed homes of which more than 1,800 are single-family detached residences.

*Northwest Florida's #1 rated Fazio/Pate designed golf course (36 holes).

*Five-Star tennis facility with 19 tennis courts (twelve clay, seven hard courts and 12 lighted for night play).

*Four restaurants, offices, shops, banks, doctors, dentists, post office, churches, pre-school, kindergarten and Bluewater Elementary School for 700 children.


CURRENT FUTURE PLANS...

Sunset Beach - An unusual project on one of the most attractive locations within Bluewater Bay with over 2,000 feet of bay front and surrounded by lakes and fairways of the Marsh Course. This exclusive and prestigious neighborhood is America's first residential community to be built with Hebelstone, a building block material with superior insulation, fire resistance and structural strength in use for over 40 years in many countries around the world.

Village of Bolton - Founded in 1877, the original Bolton was a small settlement which flourished until 193l when it disappeared along with the turpentine industry. The reestablished Village of Bolton at Bluewater Bay is a unique residential concept recreated in the magnificent natural setting of the original Bolton on the shoreline of Rocky Bayou. Architectural requirements bring back memories of neighborhoods and homestyles of the early 1900's. This concept was so appealing to the public that all 8l homesites sold quickly and many families already proudly call the "Village of Bolton" their home.

Commercial Development - The Bluewater Bay commercial plaza (Merchants Walk) was recently extended, a 44,000 sq. ft. Winn Dixie Marketplace and a 10,800 sq. ft. of retail space were completed in June 1992. In January 1993, the first phase of the 120-bed Health Care Center was opened.


STATISTICS OBTAINED FROM A SURVEY OF BLUEWATER BAY OWNERS IN 1991 REVEALED THE FOLLOWING:

45% of Bluewater Bay residents are married with no children living at home while 48% are married with children living at home and 7% are single heads of household. The responses represented a population average of 2.75 persons per household. The largest age group of respondents was 36-45 years old, while 15% were over the age of 65.

Our residents are very well educated with over 35% of the families having at least one post graduate degree-holder. Approximately 40% of the men responding were in the military (either active or retired) and another 10% were civil service or government employees, making military and government related employment the largest single group at Bluewater Bay totaling about 50% of the respondents. Approximately 65% of the women responding indicated a career other than homemaker. Retirees accounted for 30% of total responses.

The top six activities in order of their popularity were swimming, walking, bicycling, golf, boating and fishing.

The environment and the recreational facilities at Bluewater Bay are the primary attractions. About 30% of the respondents have lived at Bluewater Bay between two and three years with the next largest group, 23% of respondents, having lived here four to six years.
